Your Retirement Savings Need to Outlast You

Check Your Zone Before You Need It
Hillsborough updates hurricane evacuation zones ahead of the 2026 season

If a storm was coming tomorrow, would you know what to do? Hillsborough County has updated its hurricane evacuation zones ahead of the 2026 season, and if you live in Southshore, this is one you don’t want to assume hasn’t changed.
The updates are based on recent storm data and are meant to better reflect real-world conditions like storm surge risk, population growth, and the pace of development across the area. In other words, the map is evolving just like Southshore is.
For communities like Apollo Beach, this matters even more. Coastal exposure means evacuation orders can come earlier and move faster. But even inland areas like Riverview and Wimauma aren’t off the hook, especially when it comes to flooding concerns and the strain on evacuation routes.
The message is simple. Don’t wait until there’s a storm in the Gulf to figure it out. Check your zone now. Know your route. Have a plan. Because when the time comes, it won’t feel like something to figure out. It’ll feel like something you should already know.
On The Fence About Water Filtration?

Most people turn on the kitchen faucet and expect the liquid coming out to be perfectly clean because it looks clear to the eye. You use this water to boil pasta, wash your face, and fill up the dog’s bowl every morning without thinking about what might be hiding inside the stream.
The reality is that the path from the city treatment plant to your home is long and involves miles of old, buried pipes that often have cracks or buildup. Even if the water starts out clean, it picks up plenty of hitchhikers like rust and dirt before it ever reaches your glass.
The $1.2 Billion Project You’ll Never See
Massive “One Water South” project aims to support Southshore growth through 2050

You won’t drive past it and stop to take a picture. You won’t post about it. And most people won’t think about it at all. But without it, Southshore doesn’t grow.
Hillsborough County has officially broken ground on the “One Water South” project, a massive $1.2 billion investment that will serve Apollo Beach, Riverview, Wimauma, Ruskin, and the surrounding areas for decades to come.
At its core, this is about water. Moving it, treating it, and making sure there’s enough of it as more people move here. The project includes a new advanced wastewater treatment facility, major transmission pipelines, and a high-capacity pump station designed to handle future demand through at least 2050.
And that’s the key. Future demand. Whether you feel it day to day or not, Southshore is growing fast. New neighborhoods. New businesses. More people. All of it depends on infrastructure most of us never see.
This is the kind of project that doesn’t get attention until it’s missing. Until systems are overwhelmed. Until growth outpaces what’s in place. Hillsborough is trying to stay ahead of that. It’s not flashy. It’s not exciting. But it’s essential.
Because long before the next wave of development shows up, the foundation has to be there to support it.

The Ocean Current That Could Change Everything

Sometimes the biggest stories aren’t the loudest ones. They’re the ones happening quietly in the background that could eventually impact all of us.
Scientists are raising new concerns about a massive ocean current system called the Atlantic Meridional Overturning Circulation, or AMOC. It’s a key part of how heat moves around the planet, helping regulate weather patterns across North America, Europe, and beyond.
Here’s the problem. New research suggests it may be weakening faster than expected, and potentially heading toward a tipping point. If that happens, the effects wouldn’t stay in the ocean.
We’re talking shifting weather patterns, rising sea levels along parts of the U.S., and disruptions to agriculture and water systems around the world. (Pretty sure I wrote a book about that 😃 ) And yes, that includes Florida.
A weaker system could contribute to rising sea levels along the East Coast and change rainfall patterns, which could impact everything from storm intensity to flooding risk over time. Now, to be clear, this isn’t something happening overnight. But it is something scientists are watching much more closely than before. And it’s a reminder of how connected everything really is.
