But depending on who you ask, it’s a tale of two cities, with either the sellers seeing prices north of a body part per square foot or buyers negotiating closing costs, credits, and maybe even a Swedish massage with a sale price well under asking. Of course, the line towed by many realtors is it’s always the right time to buy, but the nuances of real estate reject the one-size-fits-all idea.
Sure, there are great deals out there. Guess what, there are horrible deals as well. And while they aren’t making any more dirt, the right time to buy depends entirely on your individual situation and more importantly, what a house is to you.
When you zoom out and look at what’s happening across Florida, the market feels a lot less extreme than the stories being told. Prices aren’t crashing. They’re not skyrocketing either. They’re leveling. The median home price is sitting just over $400,000, barely up year over year. That’s not a boom or a bust. It’s a market catching its breath.

The Rays Are Still Making Waves
June deadline looms as Rays seek agreement on $2.3B Tampa stadium project

The Tampa Bay Rays stadium saga is picking up speed.
In the latest update, the team is pushing Hillsborough County and Tampa leaders to finalize a financial agreement for a new stadium by early June. The proposed ballpark, planned for the Hillsborough Community College Dale Mabry campus, is part of a roughly $2.3 billion project with a target opening in 2029.
The biggest hurdle remains funding.
The Rays are asking for about $1 billion in public support, with the rest covered by the team. Proposed funding sources include tourism taxes and other local revenues, ideas that are already sparking debate among officials and residents.
Supporters say the project could bring significant economic impact and help keep the Rays in the region long term. Critics question the size of the public investment and whether those dollars could be better spent elsewhere.
County leaders are now reviewing the proposal and weighing next steps, with time becoming a factor as the June deadline approaches.
After years of back and forth, this may be one of the most pivotal moments yet in the effort to bring a new stadium to Tampa Bay.
